Small residential development, considered from the ground up.

Fortis approaches residential development as both builder and owner — evaluating the property, entitlement, site work, budget, and construction as one project.

Development

Fortis develops at a scale we can build ourselves: infill lots, several-home projects, and other small residential sites in Boise and the surrounding Treasure Valley. The property comes first. Entitlement, site work, budget, and sequencing are resolved together, by the same firm that will carry the project through construction rather than passed from one party to the next.

Collister Village is a small residential development in Boise that Fortis advanced through entitlement and site planning to a build-ready position. It reflects the development side of our work: understanding the property, resolving the site, and making the decisions required before vertical construction begins.

Before committing

What Fortis resolves before committing.

Property
What the parcel actually allows, what constrains it, and whether it supports the project being considered, established before anything else is committed.
Site Planning
How the homes sit on the land, how access, grading, and drainage work, and what the plan asks of each lot, worked out before the architecture is developed.
Entitlement
The approvals the project needs from the city, sequenced and pursued early enough that the schedule and budget reflect them rather than absorb them.
Feasibility
Whether the project works as a whole: cost, schedule, approvals, and what the finished homes need to be, tested together and revisited as the facts change.
Infrastructure
Water, sewer, power, roads, and drainage scoped and priced as part of the project, not discovered after the lots are drawn.
Budget
A working budget carried from the first site decision through construction, so design and scope are shaped by cost while they can still change.
Sequencing
The order of approvals, site work, utilities, and vertical construction planned so each stage sets up the next and nothing waits on a decision that could have been made earlier.
Execution
Clear scopes, active project management, and strong trade relationships carry the project through construction, with the same attention through the final details.
